4228 S 164th Street Mixed Use Development Project, Tukwila, WA

Baumeister LLC once again selected floW design studios to design their new multi-tenant, mixed-use development project. The ideology for the design of 4228 S 164th project was to create a modern narrative that focused on the use of modrn and efficient building materials as well as strict energy efficient materials. This resulted in an 11,342 Sq. Ft building that included three flexible commercial ground floor units and an ADA compatible residential unit. The second and third floors were able to contain eight two bedroom units.

This modernist to building design was complimented by strict adherence to the new Washington State energy codes. The exterior walls were clad in cement board panels with the upper floors a mixture of cement board siding and panels.
